For PSL clients that have generated hundreds, or thousands, of aged leads…..you are literally sitting on a gold mine.

Now that we know for a fact that PSL listing leads actually convert from Leads to Listings up to 25-30% of the time (you can read why here: https://www.facebook.com/groups/Primesellerleads/permalink/1842540909089380/), we need to have a initial contact and followup game plan that takes into account TIME FRAME. The reason that time frame is important is that typically followup plans are front heavy – the vast majority of the actions (phone calls, text messages, emails, etc) happen at the beginning, while as more time goes by less actions are occurring.

The data so far is showing very clearly that with PSL Seller Leads, as more time goes by the more valuable those PSL leads are, and the greater the chance that they will turn into a listing. For example, we can now tell that in the first 12 months a PSL lead has on average a 10% chance of turning into a listing. From 12-18 months a PSL lead has a 15% chance of turning into a listing. From 18-24 months a PSL lead has on average a 20% chance of turning into a listing. Once we reach 3 years that listing percentage has increased to almost 30% on average. It’s easy to see that the longer these leads have to be nurtured, the more likely they are to turn into a listing.

So let’s break this down. Let’s say that on March 6th, 2017 you generated 100 PSL leads and then stopped generating any new leads. We can expect that 10% of those initial 100 leads, or 10 of them, will have already turned into listings and sold whether with you or another agent. That leaves us 90 PSL leads that still have value. Over the next 6-12 months we can confidently say that at least another 5-10 of those original 100 leads are going to turn into listings. If we take it out to 3 years, we can expect approximately another 15-20 listings from that original 100 leads. Because WE NOW KNOW WHEN these leads are most valuable (the older they are), and when we have the greatest chance of turning them into a listing (after 6-12 months) we should adjust our followup methods so that MORE ACTIONS (phone calls, texts, emails, etc) are occurring WHEN the lead has the greatest chance of turning into a listing – as they age! – instead of the vast majority of the actions taking place when they are brand new.

What percentage of your PSL leads actually turn into LISTINGS and SELL? Now, once and for all, I can finally give all of you definitive numbers.

I have checked the lead information for random clients that have leads ranging from 3+ years old to brand new, against their local MLS data to see if each lead turned into a LISTING AND SOLD AFTER the client received the lead.

Well over 100,000 leads from different clients have been checked and verified. Here are 7 examples for random clients:

Client #1 – 15% of PSL Leads turned into Listings and Sold – Out of 963 total PSL leads generated from January 2016 through September 2017, 149 of those leads turned into Listings AND Sold AFTER this client received those leads. 149 listings out of 963 leads. 15% of Client #1’s leads turned into listings and sold.

Client #2 – 24% of PSL Leads turned into Listings and Sold – Out of 1004 total PSL leads generated from April 2015 through September 2017, 240 of those leads turned into Listings AND Sold AFTER this client received those leads. 240 listings out of 1004 leads. 24% of Client #2’s leads turned into listings and sold.

Client #3 – 4% of PSL Leads turned into Listings and Sold – Out of 217 total PSL leads generated from May 2017 through August 2017, 9 of those leads turned into Listings AND Sold AFTER this client received those leads. 9 listings out of 217 leads. 4% of Client #3’s leads turned into listings and sold.

Client #4 – 17% of PSL Leads turned into Listings and Sold – Out of 4,474 total PSL leads generated from May 2014 through September 2017, 741 of those leads turned into Listings AND Sold AFTER this client received those leads. 741 listings out of 4,474 leads. 17% of Client #4’s leads turned into listings and sold.

Client #5 – 10% of PSL Leads turned into Listings and Sold – Out of 828 total PSL leads generated from June 2016 through December 2017, 82 of those leads turned into Listings AND Sold AFTER this client received those leads. 82 listings out of 828 leads. 10% of Client #5’s leads turned into listings and sold.

Client #6 – 25% of PSL Leads turned into Listings and Sold – Out of 9,326 total PSL leads generated from February 2014 through December 2017, 2,316 of those leads turned into Listings AND Sold AFTER this client received those leads. 2,316 listings out of 9,326 leads. 25% of Client #6’s leads turned into listings and sold.

Client #7 – 22% of PSL Leads turned into Listings and Sold – Out of 788 total PSL leads generated from February 2014 through December 2017, 171 of those leads turned into Listings AND Sold AFTER this client received those leads. 171 listings out of 788 leads. 22% of Client #7’s leads turned into listings and sold.

OVERALL FOR EXAMPLE CLIENTS #1-7 – 21% of PSL Leads turned into Listings and Sold – 3708 listings out of 17,600 leads.

The more PSL Leads age, the more they turn into listings. Our lead data only goes back to late 2013, however I would expect these percentages to keep rising as time goes by.

Client #3 is a great example. They did not get one listing from those initial 217 leads. 9 listings SO FAR have been lost. I’m going to conservatively say that within 2 years 20-25% of those leads should have turned into listings. This is useful information for this client, because now he can be confident that there are an additional 34-46 listings SOLELY from the original 217 leads that were generated from 5/2017 through 8/2017.
